Covertree’s Comprehensive Guide.

The overall value of the mobile or manufactured home, including any upgrades or additions, can affect the premium.
The materials and quality of construction can influence how resistant a home is to certain types of damage.
Some insurers use an insurance score, which is similar to a credit score but specifically geared towards predicting insurance losses.
Description: Surprise experiences extreme heat during the summer months with temperatures that can exceed 110 degrees Fahrenheit. This extreme heat poses significant risks to health and safety, especially for vulnerable populations.
Implications for Mobile/Manufactured/RV Home Owners: Extreme heat can be particularly harsh on mobile homes which may not have the same level of insulation as traditional homes. Air conditioning units may struggle to keep up with the heat, and utility costs can skyrocket. Consider installing reflective or “cool” roofing, shades, or using air-conditioning units specifically designed for these types of homes to mitigate the heat’s impact.
Description: Monsoon season in Arizona brings moisture-bearing winds that result in thunderstorms. These storms are accompanied by strong winds, blowing dust, and even hail.
Implications for Mobile/Manufactured/RV Home Owners: Mobile homes are generally more susceptible to wind and hail damage than traditional homes. Secure your mobile home with over-the-top or frame ties. For those living in RVs, it may be wise to move to a more secure location if a severe storm is predicted. Make sure to close and lock all windows and doors to prevent wind and hail damage.
Description: Although not frequent, the area does experience floods, particularly in low-lying regions and during the monsoon season. Flash floods can occur with little warning.
Implications for Mobile/Manufactured/RV Home Owners: Flooding poses a significant risk to mobile and manufactured homes, which are often not as securely anchored as traditional homes. Residents should be aware of their flood risk and consider relocating temporarily during flood watches or warnings. Flood skirts or barriers could also be installed around the home to minimize water intrusion.
Besides the main policy limit, be aware of any sub limits for specific categories of items, like jewelry, artwork, or electronics. You might need additional coverage or endorsements for items that exceed these sublimits.
Insurance providers often consider the age and overall condition of the manufactured home when determining rates and coverage eligibility. Make sure to keep your home well-maintained, and be aware that older homes might have higher premiums or certain coverage restrictions.
While understanding what is covered is essential, it's equally crucial to know what's not covered. Be clear on any policy exclusions or limitations.
Research the reputation and financial stability of the insurance companies you are considering. Look for a provider with good customer reviews and a strong financial rating to ensure they can fulfill their obligations in the event of a claim.
Some policies offer inflation protection, which automatically adjusts your coverage limits each year to account for inflation. This ensures that you always have adequate coverage as the value of your home and belongings increases over time.
CoverTree offers insurance coverage specifically designed for manufactured homes in Arizona. We understand the unique needs of manufactured homeowners and offer comprehensive coverage for their homes.
To apply for a mobile home title, you need to contact MVD and upload the necessary documents in your AZ MVD Now account.
When completing an affidavit of affixture, you will surrender the title(s) of the mobile home to MVD.
MVD will then issue a receipt for the surrender of the title(s).
If you are buying a used mobile home from a company, business, or mobile home park, make sure to receive a business card or other proof that the person who signed the back of the title as the seller is affiliated with that entity.
The Manufactured Housing Division (MHD) of Arizona’s Department of Housing maintains safety standards for these homes that are consistent with the standards put out by the US Department of Housing and Urban Development (HUD). In addition to regulation from HUD and MHD, every mobile home park has its own set of rules. Most require that you obtain a valid mobile home insurance policy, so check with park management for details.
It is crucial to review your policy and consult with your insurance company to identify what is covered, as well as what is not, before deciding which add-ons, endorsements, or riders to add to your policy.
Exclusions eliminate coverage for certain risks that are considered unwanted or already covered by other policies. Some examples of exclusions include:
Earthquakes are a significant exclusion in mobile home policies in Arizona due to the area’s higher susceptibility to earthquakes. It is important for mobile homeowners to understand the coverage limitations in case of earthquake damage.
Arizona has passed a law that forbids cities and counties from enacting or enforcing breed-based dog regulations. This new law aligns with the trend of 20 other states having “BSL-preemption” laws that restrict Breed-Specific Legislation (BSL) at the local level.
